  • HomeBuyer Report

    The RICS HomeBuyer report includes a detailed inspection, report and valuation. These are all described in detail within the 'Description of RICS Homebuyer Service' which will be provided to you ahead of receiving your instructions. The HomeBuyer differs from the Building Survey in three ways:

    1. It is designed for properties of conventional construction which are thought to be in a reasonable condition of repair.
    2. It identifies what the surveyor considers to be the most important issues affecting the house, garage and principal outbuildings and applies a condition rating to each element for defects which are considered to be serious or urgent.
    3. It also includes the surveyor's opinion of the open market value and the reinstatement value of the property (which you will need for insurance purposes).

    The Royal Institution of Chartered Surveyors HomeBuyer Report has been recently re-designed and is suitable for modern and older traditional properties of conventional construction. The HomeBuyer Report has a very clear format which is easily understood. With colour coded condition ratings for each element of the property it enables the client to easily identify areas of concern, urgent repair and general maintenance.

    Building Survey Report

    The Building Survey report is designed for any residential property or other property in any condition. It is a detailed report which is tailored to meet your own needs. The report will give you a detailed assessment of the condition and construction of the property.

    The report provides technical advice on the defects that are found and the work that is needed to put them right. It also provides detailed advice concerning the construction, materials, uses, defects and the need for future maintenance. The report is normally provided in the surveyor's own format and is longer, more detailed and more technical than the HomeBuyer Report.

    It is normally for older and more complex properties and is a defect driven report, which will provide very detailed explanation and advice on all aspects of construction and repair. All reports are prepared and adhere to the Royal Institution of Chartered Surveyors (RICS) rules and guidance.

    Specific Defect Report

    In addition to the two standard types of reports I am also able to provide a Specific Defect Report which is intended to look at any specific areas of concern you may have regarding the property you are purchasing. This inspection will be to the standard of HomeBuyer report and advice will be given regarding the specific elements as to whether they are in a satisfactory condition, need repairing or maintenance at some future point or presently need urgent repair.

    This is not intended to be a full Building Survey but will comment in detail on any specific areas of concern you may have. These specific areas will be mentioned within the Terms and Conditions of Engagement and the areas of concern will be limited to three in total. If there are more areas of concern then a full report is recommended.

    No advice will be given regarding the valuation of the property, the Energy Performance Certificate or the building reinstatement cost.
